What to ask, and why
We've had rooms 'fixed' before and guests still complained. Why?
Usually a source was skipped: the PTAC coil, the drapes, or residue above the ceiling tiles. Ask for the list of what gets treated before agreeing to anything.
Will housekeeping or engineering need to prep the room?
Linens are pulled and personal items removed; engineering may need to shut off the room's air unit. Ask for the exact prep list with the quote.
Can several rooms on one floor be done the same night?
Often, if they're vacant together. Give the room numbers and the night you can take them out of inventory.
Will guests see workers in the hallway?
Ask that work be planned for low-traffic hours with the room door closed, and share your quiet-hours rules.
Do we get anything in writing for the owner's group?
Ask for a written scope and invoice per room, which helps if you're tracking smoking fees or damage charges.
