PTAC parts that matter for odor
- Return grille and filter
- Where room air enters. Filters load with smoke particles and lint quickly and should be replaced, not rinsed, after a smoke room.
- Indoor coil
- Cold, wet fins in cooling mode collect residue and biofilm. Smoke film on the fins re-releases odor every time air crosses them.
- Blower wheel
- The squirrel-cage fan picks up a greasy layer that holds smell and throws it straight into the room.
- Base pan and drain path
- Standing condensate, debris and slime here cause musty or sour odors, especially after a unit sits idle.
- Wall sleeve
- The metal sleeve through the exterior wall. Gaps around it let outside air, dust and sometimes neighbor odors in.
- Electric heat strip
- Burns off dust when heat first runs in fall, causing a short-lived burnt smell that guests sometimes report as smoke.
Why these units hold odor so well
A PTAC recirculates the same room air continuously and has a large wetted surface when cooling. Anything airborne in the room, from tobacco and cannabis smoke to heavy cooking and aerosol sprays, passes over that surface repeatedly. Some of it sticks.
Downtown Denver properties also swing between seasons fast. Units may run heat in the morning and cooling by afternoon in spring and fall. Moisture in the base pan during cooling followed by dry heat can leave a film that smells stale every time the mode changes. Rooms that sit vacant for a while often have the strongest musty smell on first start-up.
Cleaning a PTAC after an odor room
- Lock out power.Engineering disconnects the unit and follows the property's lockout procedure before pulling the chassis.
- Pull the chassis.Slide the chassis out of the sleeve and take it to a work area where coil cleaner and rinse water can be contained.
- Clean coil, wheel and pan.Use a coil cleaner appropriate for the unit and rinse thoroughly. Scrub the blower wheel and base pan, and clear the drain openings.
- Wipe the sleeve and wall cavity.Clean the inside of the sleeve and check the seal around it for gaps or damage.
- New filter, reassemble, run.Install a new filter, reinstall the chassis and run it in both heat and cool briefly so both modes are checked for odor.
Signs a unit needs more than a cleaning
- Odor returns within days after a thorough coil and pan cleaning.
- Visible corrosion, flaking fins or a rusted base pan.
- Water stains on the wall or carpet below the unit.
- A burning or electrical smell that persists past the first heat cycle.
- The sleeve seal is cracked and outside odors come through with the unit off.
Common questions
Is a burning smell from the PTAC always harmless?
No. A brief dusty smell on first heat is common, but a persistent burning or electrical smell, smoke, or a tripped breaker means engineering should shut the unit off and inspect it. If there is fire or heavy smoke, call 911.
Is keeping a few spare chassis worth it?
Many properties do, so a chassis can be swapped and the room returned while the removed unit is cleaned or repaired in the shop.
